For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points.

We found you an extremely charming co-op in Hudson View Gardens. Plus, a two-bedroom in the Rockaways so you never have to wait in line for the pool again.

This studio is big enough to have a walk-in closet and is right on Central Park South. It comes with a set back alcove for your bed and the former terrace has been converted to more indoor space. The result is a cool windowed room. Kitchen and bathroom need a little updating but we love the original parquet floors.

This co-op in the historic Tudor Revival complex Hudson View Gardens has a nice open layout and is full of east- and south-facing windows that look onto the lush garden courtyard. Monthlies are $1,457 (plus a monthly $250 capital assessment), but they include gas and electricity. It’s your chance to pretend you live in a quiet village.

An airy two-bedroom condo right on the beach in the Rockaways. It’s a newer build that doesn’t feel totally soulless, and it comes with central air. (But I’d keep the windows open for that ocean breeze.) There’s a terrace where you can sip your morning coffee before running off to surf.

A really cute co-op right off of Prospect Park with low monthlies of just $842. It’s a one-bedroom, but you could easily turn the office into a small second bedroom. There are French doors throughout, giving the space a nice open feel. The kitchen needs some updating, but it’s bigger than your standard galley, which is nice.
