NYC Apartments Under a Million: Park Slope, Carroll Gardens

For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points. 

We’ve found you a Lower East Side one-bedroom with great proportions and a City Island two-bedroom with a funky renovation and access to a private pier.

This two-bedroom, one-bath apartment in a turn-of-the-century building is less than a block from Prospect Park with a living room and bedroom that face east onto a row of back gardens. The layout is fairly compact: a nice-size living room with an open galley kitchen at one end and two bedrooms that are small-to-medium size with built-in storage to make up for a dearth of closets. But both the kitchen and bathroom have been recently renovated, there’s exposed brick in the living room, and the basement has a storage unit and bike storage. The maintenance, at $906 a month, is also reasonable.

The second bedroom is upstairs, and there are curved windows everywhere and a ton of built-in storage in the hallways. The apartment is a little over 1,600 square feet with a large attached storage space. It’s located in a gated complex with a pool and a private pier. City Island isn’t the most accessible via subway (the 6 train is a ten-minute bus ride away), but it’s a world unto itself for those looking for a more low-key, beach-centric New York City life.

On the top floor of a nine-unit brick building. A few blocks from the always-packed playground and pocket park, Carroll Park, and the Carroll Street subway station.

This corner apartment has a south-facing wall of windows and East River views, large rooms, and five closets, including a walk-in. In a full-service building with a gym, playroom, and laundry. The East River co-ops, originally built for low- and middle-income families, are now market rate with three-bedrooms that trade for over $1 million, but prices are still moderate compared to the new development in the neighborhood.
